Senior Interior Design & Project Manager
Japandi Interiors is a full-service interior design company seeking a Senior Interior Design & Project Manager to take end-to-end ownership of project delivery and to help build the operational backbone of a growing business. The role reports directly to the Owners / Managing Director. The immediate priority is an active residential villa project, which the successful candidate will carry from its current stage through procurement, site execution, installation, styling and final handover. Beyond that project, the role extends to leading future projects and developing the supplier network, procurement standards and delivery systems that allow several projects to run in parallel. The position combines hands-on site and procurement work with commercial discipline and direct client contact, and is expected to develop into a senior operational leadership role as the company expands.
REQUIREMENTS
WHAT YOU'LL DO: • Take full A-to-Z ownership of the current residential villa project and subsequent projects, from design review through to final handover, reporting directly to the Owners / Managing Director. • Review drawings, specifications, BOQs and quotations line-by-line, and manage project schedules, budgets and critical deadlines. • Identify and evaluate suitable manufacturers and suppliers locally and internationally — with particular emphasis on sourcing furniture, lighting, sanitary ware and finishes from China remotely — and negotiate pricing and commercial terms. • Coordinate samples, shop drawings and approvals, and verify that orders match approved specifications before purchase. • Monitor manufacturing, quality, shipping, customs clearance and UAE delivery; inspect received goods and resolve damaged, incorrect or missing items. • Maintain site presence, coordinate contractors and installers, and manage quality control, snagging, variations and client approvals. • Maintain budget, procurement, approval and variation trackers so the Owners have continuous visibility of status, expenditure, outstanding decisions and risks. • Establish standardised BOQ, procurement, project-management and handover procedures, and develop the UAE and international supplier and contractor network. MUST HAVE: • 7+ years in interior design, fit-out, procurement or project management, with demonstrable end-to-end delivery ownership. • Strong working command of BOQs, costing, quotation comparison and cost tracking against project margin. • Ability to read and interpret architectural, interior and MEP drawings. • Practical knowledge of interior fit-out sequencing and site execution, including snagging and handover. • International procurement experience conducted remotely, including supplier identification and vetting, negotiation, shipping and customs clearance into the UAE. • Professional client-facing communication in English, including managing expectations, variations and decisions. • Comfort operating without a support team, reporting directly to the business owners. PREFERRED: • UAE residential and villa project experience. • Direct China sourcing experience and established manufacturer relationships, built and managed remotely. • AutoCAD and advanced Excel proficiency. • UAE driving licence and own vehicle. • Experience establishing procurement or project-management procedures in a small or growing company. • Interest in supporting proposals, portfolio development, photography coordination and referral relationships. • Coordinating project photography, videography, portfolio development and social media. EXPERIENCE REQUIRED: 7+ years in interior fit-out, procurement or project management, ideally with UAE residential delivery
